7 health concerns due to a leaking roof!

Your roof is the main component of your home that protects your entire investment. A leaking roof can cause a variety of problems to your home and in some instances leave your home worthless. A common problem with a poor roof is toxic mold! Leaking water penetrates through your roof shingles and can go unnoticed for years until the damage has grown to unsizedly proportions. Once mold has become established it can be very hard and costly to remove and not to mention the health problems it can cause.

What is Toxic Mold?

Toxic mold is a type of mold that produces hazardous byproducts, called mycotoxins. While individuals with asthma and other respiratory problems may have reactions to many types of mold, it's thought that mycotoxins are more likely to trigger health problems in even healthy individuals. These toxins are believed to be linked to memory loss and to severe lung problems in infants and the elderly.

Floating particles of mold are invisible to the naked eye, so it's impossible to see where they might have landed until they begin to grow. Loose mold particles that accumulate on items within a house are easily inhaled and can be a constant irritation to the people and pets who live there.

The toxic mold we hear most about is Stachybotrys chartarum, a slimy, greenish-black mold that grows on moisture-laden materials that contain cellulose, such as wood, paper, drywall, and other similar products. It does not grow on tile or cement.

Even if the mold in your home is not toxic mold, it can still be a problem, because any mold growing on organic materials will in time destroy them--and too much mold of any type smells bad and degrades air quality.

 

Mold thrives in damp, humid conditions:

  • Bathrooms with poor ventilation. Install an exhaust fan if possible.

  • Leaky water pipes. Repair them immediately.

  • Roof leaks. Repair them right away.

  • Flood aftermath. Repair as soon as possible.

Four insects that can destroy your home

In most cases the damages will be invisible until it is too late. Insects working together by the thousands can consume your home from the inside out leaving you with repairs that can range in the thousands.

Here is a breakdown of your homes four most destructive insects:

 

 

Carpenter ant

Origin: Many species of these ants are native to North America, with several species seemingly the most likely to invade structural wood members.

 

Biology: The usual habitat of a colony of carpenter ants is within wood, often wood buried or partially buried in the soil. They also commonly establish “satellite” colonies that may be in a structure, maintaining contact between the two colonies with the workers who travel to and from over well-defined trails. Generally there is a single queen in the colony but often supplementary queens as well. Colonies typically are around 15,000 workers when mature, but potentially could be over 100,000 workers. Foods are both carbohydrates and protein, with insects a major part of the diet. These are single-node ants without a stinger, although they are capable of biting. As they expand their colony they eject “frass”, which is wood chips and other debris such as leftover insect parts. This frass is often seen in structures before the ants are, as they are primarily nocturnal in habit. Carpenter ants are also typically polymorphic, with various sizes of workers in the colony.

 

Identification: Worker ants are easily identified to the genus Camponotus by the single, large node and the evenly rounded profile of the top of the thorax. It has no dips or spines on it, but is an even, curved line from front to back. There is a circular fringe of hairs around the anal opening and the antennae have 12 segments. Colors range from tan to black to reddish to orange to black/red combinations. Workers vary from 6 to 13 mm in length.

 

Characteristics Important in Control: Reduction of excessive moisture in the structure and removal of unnecessary wood materials outdoors will reduce the attraction of an area.

 Subterranean Termites

Origin: Six species of native termites in this genus occur in North America, occurring throughout the country in all states and in Canada. These are the common and destructive soil-dwelling termites.

 

Biology: With very rare exception colonies are located in the ground, with foraging done from these colonies into structures or other wood sources. There is a true worker caste, with adult workers, soldiers, and alates in the colony. It is possible that a colony can have up to two hundred thousand workers or more, and several separate colonies may exist near and be foraging in a single structure. Swarming by the alates may consist of many hundreds of alates from the colony, and many colonies in an area releasing swarmers simultaneously. This usually occurs in late morning to mid-day on a sunny day following a rainfall. Most swarming is in the spring, but fall swarms are also common, and a colony will be at least 3 years old before it produces swarmers. The wings are shed shortly after the flight takes place.

 

Identification: Alates are a shiny dark brown to black, and have both a fontanelle as well as a single ocellus near each compound eye. The antennae have less than 18 segments. The wings are very light colored to white and are without hairs on them. There are 2 thickened veins that run parallel to each other from the base to the tip along the leading edge of the wing, and numerous short veins connect these two long veins. Soldiers have head capsules that are as long as the rest of the body and the sides of the head are parallel. The jaws are symmetrical and without teeth along their inner margin, and they remain parallel to each other without having the tips crossing.

 

Characteristics Important in Control: Control is primarily by soil applications of residual insecticides, either as pretreatments or as treatment post-construction. Termite bait products may prove to be effective in eliminating underground colonies altogether. Control of excessive moisture conditions and unnecessary wood materials under or near the structure are preventive measures.

 

Yellowjackets

Biology: Yellowjackets are social wasps, with a Queen that initiated the colony and female workers that build the nest, care for the young, forage for food, and defend the colony. Colonies typically begin each spring and die off each fall in cooler climates, but may survive over the winter in warmer climates. The population of the colony easily grows too many thousands of workers by the end of the summer, at which time males are produced, mating with new queens takes place, and these fertilized queens then over-winter in protected locations. Adults feed on sweet liquids such as honeydew, nectar, fruit juices, or human foods such as sodas. They also relish a sugary material exuded by the larvae. The larvae are fed meat, and natural sources are insect larvae or bits of flesh from dead animals. As scavengers the workers also gather human foods at outdoor eating areas. The workers are all able to sting repeatedly, and very aggressively defend their colony from perceived intruders. Nests are placed either in aerial locations, including trees, shrubs, wall voids, or attics, as well as in the ground, where workers enlarge holes they find to accommodate the growing colony. The nest is created from cellulose gathered from tree bark, dried plant materials, or other sources, mixed with saliva, and formed as the hexagonal cells for the larvae.

 

Identification: Yellowjackets are very similar to the other social paper wasps called Umbrella Wasps, but differ by having no narrow waist between their thorax and abdomen. Colors are yellow and black, and specific identification of each species is done with differences in the patterns of the black patches around the eyes and head as well as on the abdomen. Yellowjackets, as wasps, have 2 pairs of wings that are dissimilar in size and shape. This separates them from many species of flies that mimic wasps, where there is only 1 pair of wings.

 

 

Characteristics Important in Control: Elimination of attractions such as spilled food materials or rotting fruits in gardens will help to prevent the presence of yellowjackets. If they are nesting within a structure the nest itself or openings the workers use for entry may be treated. Trapping will capture many of the foraging workers around human activity areas, but is unlikely to cause a large reduction of the nest population.

 

 

 Carpenter Bee

Biology: Carpenter bees are solitary bees that get their common name from their habit of boring chambers in solid wood in order to create living quarters for their larvae. Softer woods such as redwood may be preferred, and the wood is not eaten, but instead is reduced to sawdust (“frass”) which is ejected from the tunnels. The female bee does the excavating, and several females may be working in the same section of wood and using the same entrance hole, but creating separate galleries. Males and females over-winter in old galleries and emerge in the spring to mate. They will both die before the end of the summer and it is their offspring which begin the next year’s activity. The galleries may be used repeatedly, with each new female lengthening the tunnel, which often can be over 10 feet in length. She creates an average of 6 or 7 cells, each separated by a plug, and places an egg and a food supply of pollen and nectar in each cell. Once this is completed she never returns to care for the larvae.

 

 

 

Identification: There are several species of carpenter bees that are fairly small, but the common Xylocopa species that may invade structural wood are some of the largest bees in North America, with some of the largest over an inch long. Coloring normally is shiny metallic blue-green to black, although the male of the Valley Carpenter Bee is light tan. They may be separated from bumblebees by the relative lack of hairs on the abdomen, as well as by their more rapid, erratic flight habits Damage from these bees is hidden within the wood, often with only the round entrance hole visible. Within the wood the galleries extend with the grain of the wood, and are almost perfectly round, ending with the cells in which the larvae develop.

 

 

 

Characteristics Important in Control: Surface coatings of paint or varnish are somewhat repellent, but not always. Injection of a residual dust insecticide into the gallery opening, followed by placement of a plug in the opening, will confine the bees to this treated area if done at night. Holes can then be permanently sealed.

Five key drainage installations to eliminate your homes water issues

Lots of water and no where for it to go. Water tables this time of year are at their capacity leaving water to seep into undesired areas. These areas usually consist of your homes basement. With improper drainage water cannot be diverted away from your home.

Tips for removing water away and out of your home:

  • Install a sump pump inside your basement. It is installed in the concrete floor to relieve aquastatic pressure before it can enter into your home.
  • Install french drains inside your basement. Drains are installed in the corner of the wall and floor. Usually installed due to failing footing drains.
  • All homes are installed with footing drains unless built on a slab. Over time, older footing drains fail due to products used years ago or poor installation. Footing drains are the number one factor for relieving water away from your home.
  • Install a curtain drain. Curtain drains help relieve water before it reaches your footing drains. Also good for wet areas of your property.
  • Divert gutter downspouts away from home.

 The key to good drainage is a good installation. Most systems fail due to poor installation and a misunderstanding of how the system works. Water is one of natures greatest forces and costs homeowners and insurance companies trillions of dollars a year.

Key factors when installing footing drains:

  • Make sure before you dig, call! Have a markout done so you don't hit any underground lines.
  • Use a minimum 4" corrugated pipe.
  • Use more gravel than necessary. Gravel is natural drainage.
  • Install filter fabric around gravel.
  • Install filter fabric around corrugated pipe.
  • Use a good quality foundation coating.

 Curtain drains are a perfect way to relieve water away from your home or property. It works the same way as a footing drain and a lot of the time they are installed together. With both systems installed it cuts down your risk of water penetrating your home.

  • Areas of your property are consistently wet

Sump pumps are an excellent way of keeping unwanted water out of your basement. Installed in your basement floor, sump pumps relieve water from aquastatic pressure. In some areas, water tables are always high. As the pressure builds, water will always go where there is the least resistance. This will be in the cracks of your floor or walls. You are looking to improve and spruce up your home. Looking for a qualified contractor you can trust can be a little discouraging and where do you start? You might look in the phonebook, a wall ad, internet or maybe a reference from your neighbor. All good ways to start but you never know who you are hiring. I always find word of mouth is the best reference. A contractor that has been tried and true is your best bet. I receive 95 percent of my referrals by word of mouth. A chance to see a contractors craftsmanship and hear about his professionalism is worth everything compared to a paid ad.

I have been working in the construction industry my entire life and have experienced hundreds of so called contractors come and go over the years. The biggest problems within the industry is the quick availability to start a business. A hammer and a pickup truck, and you are in business. No real experience and no insurance leaves an established contractor hard to compete with fly by night contractors. They are a dime a dozen and believe me, they will not be around if your project fails.

  • Owner/Operator

 When working in a customers home you must realize you are a guest. Cleanliness is key when working inside of a home. Dropclothes must be placed everyday before any work is performed to protect floors and contents of home from dirt and dust.

Concerns you might have when calling a home improvements contractor:

  • Your contractor did not return your call immediately. This is not a bad thing.A contractor that can call and meet with you immediately probably has no work and is sitting by the phone waiting for your phone call. You should expect at least 48 hours for a response especially during the busy season. Understand that a reputable contractor has a busy schedule  performing the work, estimates, phonecalls and paperwork.

  • You have made a appointment with your contractor for an estimate and he comes late or not at all. This is not a good thing. If your contractor cannot keep his appointment, what will his schedule be with your project? If he is running late or has to reschedule you should expect a phone call.

  • Your contractor keeps referring to "his guys" or "his crew". Who are these guys/crew? This could be good or bad. If the contractor works with good mechanics it could be good. Half priced bathrooms

Complete bathroom renovations sometimes cannot be avoided if years of water and mildew has left your bathroom in disrepair. In many cases though, your walls and ceiling may be in good condition leaving you only to change the components of your bathroom. Most bathrooms deteriorate in the shower area. Years ago cement board was not available on the market so moisture resistant sheetrock was used. Moisture resistant sheetrock was good for its time,  but in contact with water it would quickly deteriorate. When installing cement board, you are replacing a water resistant product with a waterproof product, huge difference.

 Due to economic times, our customers have liked the idea of a quick makeover that leaves them with all new components in their bathroom at a discounted price. In the picture above we replaced the old neo-angle showerbase, new divertor, cement board, tile floor and ceiling, vanity and paint.

This was the shower before we started. You can easily see the decor of the bathroom tile is outdated and in need of replacement. The original two valve diverter had been leaking for years and was beyond repair. We replaced it with a more modern single hand diverter.

 Customer was thrilled with the new bathroom remodel we performed and left them with a few extra bucks in their pocket. Their new bathroom is ready for many more years of use.

 This is another bathroom remodel we performed in Monroe, NY. You can easily see in the photo the mildew and water damage. The  tub was one of the cheapest tubs on the market, a steel tub. The tub was rusting for many years and we removed it just in time before more damage occured. We installed a new Americast tub in place of the old and replaced all new components in the bathroom. We were able to save the walls in this bathroom.

You would never know this was the same bathroom. We removed the old motel look and upgraded the entire appearance of the bathroom in a few days. Another happy customer with a WMB Construction remodel.
