Has heavy rainfall and snow melt left your basement unlivable?  As the water tables rises, so does the water in your basement? Ever wonder why this is happening? Most likely your footing drains are failing. As water tables rise from the ground up it needs somewhere to be relieved and with poor drainage you will experience what is called hydrostatic pressure. Water will penetrate to the path of least resistance, usually cracks in foundation and/or floor. Signs of a failing footing drain is usually dampness in the corner of concrete floof and wall  Footing drains are designed to catch unwanted water from rising water tables. When installed correctly they will quickly remove water from your footings and foundation before it can penetrate into your basement. Over the years footing drains and foundation coatings will fail resulting in a complete replacement of your drainage system.

When caught early enough damage to you home will be minimized. Water is the #1 most expensive costs every year due to the catastrophic nature that water can cause. It can range from a small leak (lots of times hidden behind walls for years) to major flooding. Many homes new and old all have water issues. Instead of living with it, fix it! Some water issues can be so bad that your entire foundation could lose its integrity and collapse leaving you with thousands in repairs. 

Just as an example, WMB Construction had to remove this damaged section of foundation due to water pressure buildup. Do you know that water pressure can reach 33,000 lbs. per square foot on your foundation walls? This could be enough to severely damage your foundation walls, as you can see!!

Insulation plays a very important role in maintaining the efficiency of your home. Without it your home would be a very uncomfortable atomosphere. Basically every home has some form of insulation in the walls and ceiling but most homes don't have nearly enough. This is why many people add more insulation to what they have already. Increasing your R-value saves you thousands over years and creates a greener tomorrow with less energy and raw materials being used.

Can insulation be installed incorrectly?

Apparently it can! This is what I found in an attic where the customer paid to have insulation added to her attic. The contractor installed R-30 faced fiberglass insulation in between the rafter bays instead of over the ceiling joists.

The contractor achieved nothing by installing insulation between the rafters and would have dry rotted the entire roof if left like that.

How we corrected the problem:

• The original insulation installed when the house was built was unfaced so we removed it

• We removed the R-30 insulation from in between the rafter and reused it in between the ceiling joists, vapor barrier facing down

• We took the original unfaced insulation and layed it over the R-30 insulation

A simple mistake could have cost this customer thousands down the road. The proper way is always to add unfaced insulation on top of faced insulation. You never want two faced insulations together that create a double vapor barrier.

Over insulating is not recommended either. Insulation must remain fluffy to maintain its R-value. Too much insulation creates dry rot especially in between roof rafters where the summers sun cooks roofs. The only time insulation is installed in between roof rafters is with cathedral ceiling and then baffles should be installed.

• Quality caulking. Leave caulking to a minimum and where necessary be clean and neat. All caulking will eventually shrink and discolor.

• Pressure bends on aluminum facias will strenghten and help eliminate wavy facias.

This was the start of a pool house in Monroe, NY. The foundation consisted of two concrete floating slabs with one coarse of 8" block. You can see all the plumbing installed in the concrete by Albert Group Leisure Pools.

The framing is  near completion and ready for windows and siding. Frame construction was built with all top grade lumber and sheathing is plywood, not OSB. The design of this pool house is great because it contains two separate pool houses that connect. One room is for pool equipment storage and the other for a future shower and/or added storage. The middle section has been plumbed and electric set for an outdoor kitchen.

A pergola was added to the pool house which really enhanced the appearance overall. Custom built with pressure treated lumber, far more strength and integrity than any presold vinyl units.

 Wet basements are always a concern no matter where you live. Basements are built below grade where there is always moisture. The idea is to have all your drainage components in order so that water stays outside of your home. Every year water damage ranges in the trillions and most insurance companies will not reimburse you for your losses. 

Causes for wet basement: 

• * High Water Table: Rain, melting snow or underground springs will contribute to the water table rising around a home. This can result in a build-up of water pressure beneath the floor and against foundation walls.

• * Hydrostatic Pressure: The higher the level of water around a home, the greater the pressure on the water to seek entry into the basement through cracks and crevices in walls and floors. Initially, this water may enter and rest only in the block or in the pores of the concrete. That's where damp walls and damp floors come from.

• * Capillary Attraction: Whenever water contacts a porous surface like a concrete floor or wall, it's natural for the moisture to be soaked up like a sponge. The continuous pressure exerted from the outside causes the floors and walls to store water like a reservoir, ready to burst.

• * Settlement: As the ground around a home settles, the foundation can shift or crack. The parging shield protecting the foundation can also crack and open, allowing water to flow into and beneath your walls and floor.

The idea is to remove water away from your homes foundation walls. The force of water build up can reach up to 33,000 pounds of pressure per square foot! Besides just having water enter your basement you are now effecting the integrity of your foundation.

The thought about price and upsetting your home has you considering a quick fix? A quick fix isn't always the answer and you might just be throwing your money down the drain. Many franchise companies promise to reface your bathroom by covering up your old tub and shower walls. In the picture above, Rebath came for an estimate to put a cover over this old deteriorated tub. Thats like putting a cap over a rotten tooth!

Top reasons not to use franchise bath covering companies:

• Mold and mildew will be trapped and left to keep growing inside your walls and floors

• Any rotted wall studs and/or flooring cannot be detected and will just be covered

• Walls will eventually start to come loose as the adhesive breaks down

• Rebath is not cheap! It is probably the most expensive recycled plastic out there! 

• The end result is always a cheap look. You can spot a Rebath install a mile away

• Tubs and shower bases become smaller after capping

This is a before and after picture of a franchise company installation. I can see why people would like the idea because it gives instant gratification but most people aren't aware of the downfalls.

Besides appearance, what you don't see:

• Ceramic tile almost always has a glossy surface. Even the best adhesives have a hard time staying adhered. The walls will eventually start to pop off.

• New divertor was changed from a three hand diverter to a single hand diverter. Thats fine, the only difference is that it should have been moved up another foot minimum. As water hits your body it will tranfer onto the diverter at the lower height and eventually penetrate into your wall creating mold and mildew.

• The new drain was installed with a pop up. Your trip lever was discontinued and now if you want to take a bath you must push down on the drain. The only problem with this is that your old drain had a strainer cover on it for catching hair and other debris from entering your drainage system. Now your drain is wide open so look for major issues down the road.

• Notice you have lost any shelving and soap dish. They may equip you with a cheap built in shelf.

• The rest of your bathroom is still old and outdated so now you will still have to upgrade all the contents.

Here is another franchise companies cover up job. Makes you cringe to think all that mold, mildew and bacteria is still living under your new tub. Don't be fooled, these installations are nothing more than a quick cover up job.
